The food was amazing and our server rose was super polite and made us feel at home, some parts like the bathroom weren’t the cleanest place but that doesn’t change the fact the food was good the service was amazing and the overall time had was delightful

We have been coming to this location for 3+ years. The only reason we eat at this IHOP every Sunday is because of the awesome service we receive from Patty & Kim. If we don't see their red vehicles in the parking lot, then we pay to eat somewhere else. We have watched them take care of ALL of their customers & other customers that are needing assistance. They are very polite, knowledgeable about the menu, keep drinks filled, keep dirty dishes cleared & they always have a smile on their face! It's hard to find good service these days & they give everyone GREAT service. It's not always about the food. We have visited this location on many occasions at night after a football game or after 10pm because they are the only dining option available & I would not recommend. We tried many times to make sure it wasn't just one bad experience, but every time us and our friends have dined in at night, we have been approached with rudeness, wrong orders, frustration & lack of staff (1 cook 1 waitress) for an entire night. We have been there when 3 of us were the only ones at the location & it still took over an hour to receive the wrong food, & other times when they had 5 tables filled, we watched people get up & walk out because their food never came. The AC leaks water on customers, ceiling tiles are stained from water leaks. Last year they had missing ceiling tiles for almost a year. A few cushions in the booth are torn the size of a dinner plate & scratch up the back the legs. The store just needs a major cleaning & renovation. I know this establishment won't miss the income if my family of 5 stop coming in on Sundays, but what about all of those locals that have never gotten to experience Patty or Kim and they don't go back because of lack of service or the great cook that wasn't there that day? 5 stars doesn't always mean great atmosphere & food. If they didn't employee Patty & Kim, then I wouldn't give 5 stars.
