Everytime we come, we are greeted warmly and no waiting to be seated. Our food is amazing and staff is attentive and prompt with service! I love the kid menu with easy order pictures they understand & seating or help for disabled customers was an unexpected bonus. Pleasant music makes it a relaxing upbeat environment!

Hey, it’s IHOP, I get that. But hear me out: today everything was perfect. Coffee was on point (for diner coffee, like again, I get its IHOP). Hash browns were both hot and crispy: win! However, on top of the good food, Ashley our server made this the best morning breakfast jaunt we’ve undertaken in a minute. She should be running a government agency (like any one of them at this point) with how kind, patient (watched her deal with a Karen about sausage), affable, and probably deserves a bonus for being rad. So, all the stars for Ashley, and it turned out the food was super today too.

I meet with a few of my friends. it's so nice to be here every other week to meet with them because I love coming here to this location especially. Wesley, Tina, Jessica, Jordan and Oliver are absolutely fantastic and know how to make us feel welcomed. We recommend trying the new omelets and the iced coffee. Absolutely had me feeling like I did not need to crash like usually do with the hot coffee. you won't regret it.

We go to this restaurant for our Board meeting and it is great for small group gatherings and able to enjoy a great breakfast as well. I appreciate the great service from the staff as always have a friendly smile and greeting. The food is great and can always find a healthy choice. Mornings offer lots of space to choose a spot. Happy to have this restaurant close by!

Went for their happy hour to find out they discontinued it 6 months ago. Why??? Ordered from their cheap menu that had 4 choices starting at $7. Got the $8 deal with two buttermilk pancakes, 2 eggs, and 2 sausages or 2 crispy bacon strips. The nice waitress let me order one bacon and one sausage. I ate that so fast, the syrup choices were delicious. Try them all: original, strawberry, butter pecan, and blueberry. My favorite one was the butter pecan. I will be back!

Rosa is very kind, the table she assigned me was very clean, and my dinner was delicious. I didn't have to wait long for my food, and even though Rosa had a couple of other tables to attend to, she provided excellent service. She was always attentive to see if I needed anything else. NICOLE B WAS AN AMAZING SERVER!!! She served my family of 14 with precision as ALWAYS & the food was delicious & hot!!! I cannot recommend this IHOP more. But specifically the Lake Stevens location because they're the best IHOP I've ever eaten at. And Nicole is the best ever I've ever had! 🥰

Our server, Beautiful, was amazing. She was so friendly, efficient and helpful. We were impressed at how all the staff helped each other out, regardless of whether it was “their job” or not. And everyone was so nice! We will definitely be coming back!!
