Rosa and Becky are major reasons that we continue to come back to this place. Their friendliness, good service in general good demeanor make this a very pleasant place to go. We also think that the food is a good value, is always prepared well, and in the very rare time that there may be a difficulty it is addressed immediately. We love this place.

Rosa was our server when we came in and she was amazing. She knows our usual orders and is always prepared to make them for us any time but always takes the time to check if we're changing things up. The food is always fantastic, the place is always clean and the atmosphere is welcoming and friendly every time we visit. We love to come in for breakfast and see the friendly faces like Rosa and Becky because we know we'll get a good meal and great service with them

We love this location!! We've been coming here for awhile now. The wait staff and manager are awesome, they recognize us every time we come in, which is pretty regularly, and they don't hesitate to have a chat no matter how busy they are. The manager always comes by the table for a fist bump and a conversation. Great employees, great atmosphere and they always have smiles waiting for us. Keep up the good work and we'll keep coming back!

​I’m a frequent customer at the IHOP on 196th St SW in Lynnwood. I truly value the hard work of the staff and I typically choose the highest tip percentage to show my appreciation. ​However, during my last visit, I felt uncomfortable because the 20% tip option had already been pre-selected on the tablet by the waitress before it was handed to me. While I usually tip that amount or more, I believe the decision should always rest with the customer. Having the staff manipulate the screen to select their own tip feels like an imposition and affects the trust in the service. I hope management can address this specific practice to ensure a more transparent experience.

Whenever we come to the states we stop in at lots of Ihops..lol. We were here on Saturday night...Feb 28..hope this is the right location. A lovely lady served us and was very friendly, polite, kind and effecient. I wish I would have got her name. We were there maybe around 10pmish?!?!?. She is a gem! Food was yummy as always too!

This is our family & friends go to place - I didn’t even remember how many time we have visited this place. Didn’t remember waitress name but she’s always there during our Saturday visit - great person, majorly ordered lot of chicken fajita omelets - got them fresh and tasty consistent with taste.
