I went ahead and gave them a 5 for atmosphere, although I was there at about 4:30 in the morning. Not really much on atmosphere, but great food and service. I thought the price was very good! I went cheap with the special: 2 eggs, 2 pancakes and 2 bacon strips, all for $6. Pretty awesome!

03/2026: I had BLT and fries. Grandkids had pancakes, eggs and other breakfast items. Everything was very hot and tasty. Table Service was very good today. ____________________________ 11/2025: We had breakfast. Overall, food was good I asked for blueberry compote to top my pancakes, which I had been able to get on previous visits. They brought me the plain blueberries in juice. Probably what they put in pancakes. Not very good. When I told the server, they didn't understand. Server was OK and nice. I think they may have been the less experienced side. _______________________________ 05/2025 Had a late dinner tonight. BLT was very tasty. We had a large group. Most had breakfast items and liked it. Orders were correct and tasty. Server was excellent and patient. We had 5 teens and 1 kid with us. Husband had omelet with enough left over for another meal! --‐--------------------------------- Ham and cheese omelet was good. Granddaughter loved the double chocolate pancakes. We had enough left over for another Breakfast.

I do not usually support chain restaurants for breakfast. Nothing really against them but I like mom and pops. Everyone around doesn't open until I'm already working so I came here. Thomas was awesome everything i needed came without having to wave some body down and hats off to cook Mario as it was all perfectly cooked. And first time ordering off a 55+ menu 13$ for breakfast and coffee is amazing out the door 23$ with tip and I was full and satisfied. Not gonna happen at very many mom and pops anymore .

Today was the best day ever in 2026. IHOP in Lee's Summit on 291 Highway showed up and showed out for us. We're on a bit of a journey of homelessness and we spent our last $20 in a washing machine that did not work, all of our clothes and blankets, and we were told that we would not be reimbursed until Monday, as we pulled our clothes out of the washer with soap and beads on them. So I went digging and I found 20 pan coins with IHOP, in the app, the picture of the French toast was incredible so we came here, explained a little of our situation and before we knew it the waitress got us two cups of coffee we both had a french toast egg bacon hash brown brunch lunch food and we're so smiling. Marisol, is our angel today. Much love to all at IHop who was still in the spirit of giving. The picture is of what's left and what we're taking with us thank you again IHOP

Way better than the one in grandview .grandview gets no business really and I waited over 10mins for a simple breakfast. They have good service but Lee's summit is alot more timely

Mason does a wonderful job, he deserves a raise, he's a wonderful waiter! The food is wonderful, it feels like a 5 star restaurant, I very much liked the avocado burger, the staff is wonderful, and our waiter Mason is very polite and helpful, I rate the food and service 5 star.

I had a really good experience at IHOP. Our server was this guy named Mason. He was very polite very straightforward and persistent. Got us. Everything we wanted. Had an overall great experience to plan on coming back pretty soon again shout out to Mason
